10 Tips for Investors Dealing with Title Seasoning

Title seasoning is a new concept introduced by many banks that sets a required number of months a property owner must own a property before the bank will loan money to a potential buyer to purchase a property from the seller. This concept came into practice because of a handful of investors that advantage of the system. What they did is bought cheap properties, did a halfway job of fixing them up, and then found uneducated, low income buyers that couldn’t really afford to pay the new price to these properties, and put them into the homes anyway. The investors typically had an appraiser in one pocket and a bank loan officer in the other pocket and more or less paid them off to make the appraisal and the loan process inflated enough to qualify a buyer that could not really afford the property in the first place. The following is a list of 10 tips that’ll help investors in the real estate industry deal with the new title seasoning regulations now enforced by many banks in the country.

Sell the home to retail buyers

For most investors you typically don’t care who buys your flipped property. However with the title seasoning laws you’ll often find it much easier to sell your properties to end of the line retail buyers. These are people that are going to actually live in this house with their family for the long term and don’t intend to quickly turn around sell the property to somebody else for a higher price. When buying it from you, this process takes out the little likelihood that a bank will look at this process as a flip as opposed to a simple sale of house. With this channel, the processes move along faster.

Know which banks will approve without the title seasoning requirement

For every financial institution that has the title seasoning requirement, are always other banks and financial institutions that will not have that requirement. It is important to note the lenders in your area that don’t require title seasoning and keep it so that you know of any use when your buyer calls because their primary bank turned them down because the title seasoning requirement. Remaining calm and informing your buyer will only help to improve the selling process.

Have an appraiser within your reach that knows the title seasoning process

It is also very helpful to have in your associate contacts the list of appraisers that understand what you do as a real estate investor and understand title seasoning. This process this is important because these appraisers know how to properly and legally appraise the properties so that the banks will not question the loan process when you try to flip your home to a potential buyer. You do not what your home appraised illegally to inflate the value of the home, but to know how to appraiser it correctly so that the proper pricing to be set for sale and also have enough equity available at the sell price to make sure the buyer qualifies for the loan.

FHA and VA loans

The Federal home administration and Veterans administration loan programs only require 90 day title seasoning requirement. Therefore if you found a buyer that is going to purchase your home and they’re using one of these programs it is recommended that you wait the 90 days for the title seasoning to take place then to sell the home to the buyer for a future profit. As an investor I believe a 90 day wait is often worth a 50 to 60,000 dollar profit.

Renting the property first

If you find a buyer that really wants to purchase your home and is a patient buyer and you’re a patient seller assuming that your markup for profit is also high enough to contend that the wait; it is recommended that you offer to rent the home to the home buyer for 13 months. You can use a portion of the rental fee collected over the 13 months to use as the buyers down payment towards the house and also keep the rest that as profit in your pocket after the thirteen months are complete, you’ll have succeeded the title seasoning time frame. As the seller of the property and then you could legally turn around and use any bank in the world to get a loan for the buyer to buy your home, a guaranteed sell.

Mortgage the property yourself

If you are already a successful real estate investor you’re probably able to purchase the homes that you buy in cash at this point. The mortgage business of a highly profitable game to play if you can afford to get into it and easiest way for a already profitable investor to sell their homes quickly to potential buyers. If you offer to mortgage the property to the buyer yourself, there’s no title seasoning requirement. If you’re the one selling your own property and loaning out the money to the buyer yourself and have the buyer make monthly payments to you until its paid off, another method of a guaranteed sell

Assigning your contract to the seller

If you are a contract investor, your best bet after finding a buyer is to sell your contract to the home seller with a note attached to have the escrow from the closing table pay your fee for finding a buyer.

Selling under the Hud programs

Excellent news investors the Hud program does not have a title seasoning program. Therefore if you buy a house fix it up and sell it under the Hud guidelines you have no problems to sell the property and any bank will approve a properly assigned buyer to purchase your property.

Working with the same people

This one is a no brainer people if you’re doing this over and over again as a fulltime business it is always a proper to network with a few people that you can call on again and again to make sure the process is even easier every time is repeated. Use the same appraisers; you need the same bank loan officers, and the same commercial agents. This way everybody knows what’s going on and there are fewer problems to getting the home sold.

Invest in buildup projects

Another thing to consider when investing in real estate is to invest and build up projects. These are planned communities that have been drawn out on paper and are either not yet built or started to be built in which you can purchase these homes at a pre construction price and in turn around sign a contract with buyers that will agree to buy the property a year or so later when their homes are built. You’ve already got the title seasoning done because they waited for the year for the home to get built.

10 Tips To Help You Build Your Writer's Platform

Before you can build your writer’s platform, you need to know what a writer’s platform is. Like the platform on a woman’s shoe, it gives you a step up and a support to stand on. In today’s publishing world you need to prove to a publisher that your book will make them money. How do you do this? By bringing your own audience to the table tells the publisher that you have a “following” that will purchase your book, as well as any other books you write down the road. So how do you build yours?

In order to build a strong writer’s platform, you will need to be your own marketing manager. If you are a lawyer and write about the law, you’ve already proven your expertise. If you are a teacher and want to write children’s books, you already have a leg up on your competition. But what if you consider yourself to be a “nobody” without an expertise? Maybe you are a stay at home mom who writes poetry, fiction, or young adult literature. Maybe you’re an unemployed college student who wants to write science fiction or screenplays for movies. Or maybe you’re a full time mechanic who likes to write romance novels in your spare time. If you aren’t an “expert” in your field of writing pleasure, then you will have a little bit of work cut out for you. Luckily with the establishment of the telephone and the Internet, it’s not as hard as you might think. Here are some tips to help you get started:

What Is Your Niche
Before you can start building your platform, you need to know what your niche is. What do you want to write about? Pick one or two subjects and do tons of research.

Write On Other People’s Forums
Search the Internet for forums that you can ask questions on.

Write For An Established Website
I write for Associated Content. You can write articles with a minimum of 400 words and get paid for it. The pay isn’t all that great, but getting your name out there is priceless.

Build Yourself A Website
You can promote your writing through your own website. Add a blog for different topics, put out a monthly newsletter. Use social sites like Twitter and Facebook to help spread the word.

Arrange Opportunities To Speak
If you have a topic to share, call schools, churches, and/or book stores to see if you can speak to a group of people on your subject. Make calls and write letters to promote your ideas.

Sign Up With Community Education
Check with your local Community Education center to see if you could teach a class or offer a workshop of your own.

Become A Freelance Writer
Writing articles for newspapers and magazines is a great way to get your name in print and share your message. You can do this for websites like Associated Content as well.

Brand Yourself
You could design and sell magnets, pens, t-shirts, key chains, as well as other merchandise to get your name out there in the public. Come up with a favorite phrase or quote to add to them.

Start Or Join A Writer’s Group
Put an ad in the paper, advertise on Craig’s List, post flyers at the local mall, or put a message on your website that you are starting a writer’s group in your area. Getting together with like-minded people will help all members network.

There are countless writers conferences offered each year. Check out some local conferences to see if they need volunteers. It helps to get your name out and you will be in the mix of other writers, agents, editors, and publishers.

The bottom-line is that you need to make yourself known in the genre of your writing choice. Whatever you can do to increase your image as an expert in your field will help publishers believe in you as well.

10 Tips for Gluten-Free Grocery Shopping: Maintaining a Gluten-Free Diet on a Budget

With January 1 just around the corner, resolving to keep a gluten-free way of life might be important given your current circumstances, but it can also be intimidating if you’re just starting out. Knowing what to shop for and where, especially on a budget, can feel impossible at times. Thankfully, there are a number of helpful resources and affordable foods to buy.

For me, choosing not to eat gluten stems from having celiac disease, a digestive condition in which the consumption of gluten is not tolerated by the body. Whether you have celiac disease, another gluten-related medical condition, or simply the desire to avoid the substance, following these ten tips for gluten-free grocery shopping can help you on your journey to achieve better health.

Before You Shop: Learning about Eating Gluten-Free

1. Identify Your Circumstances. Understanding why you’re eating a gluten-free diet will likely be the best motivating factor in maintaining the according lifestyle; it can also help guide your shopping needs and interests. With your particular circumstances in mind, identify the importance of avoiding gluten and any other dietary concerns you might have that will affect your purchasing process.

2. Locate Some Helpful Resources. While checking with individual manufacturers ahead of time is always a possibility, and sometimes a necessity, finding some general celiac or gluten-free resources can aid you in the beginning stages of going gluten-free. You can find various online and print publications tailored to specific interests and needs.

3. Do Your Research on What to Avoid. As the National Institute of Diabetes and Digestive and Kidney Diseases (NIDDK) points out, gluten can be found in a number of foods, medicines, vitamins, and personal hygiene products. Avoiding wheat, barley, rye, and white flour–as well as processed foods containing derivatives of those ingredients–is essential in effectively eliminating gluten in your diet.

4. Find a Gluten-Free Friend. Whether you locate someone online or in person, find someone living a gluten-free lifestyle that can offer you some personal advice and try to answer any questions you might have. A local gluten-free friend might even be willing and able to schedule shopping trips together.

5. Identify Local Health Food Stores. As you become more comfortable with the idea of eating products manufactured with gluten-substitutes, locate organic and health food stores in your area. Calling around in your local neighborhood, as well as researching online, can help you identify any stores or markets in your area that participate in serving certifiably gluten-free foods.

At Stores: Finding Gluten-Free Foods & Choosing Between Products

6. At First, Avoid Specific Foods Rather Than Try to Directly Substitute Them. Beginning to eat a gluten-free diet may shock your taste buds. Although there are many gluten-free alternatives to traditional breads, crackers, cakes, and so on, initially turning to these substitutes may tempt you to stray from your diet. Shopping for and eating a variety of fruits, vegetables, and other products naturally free of gluten may help ease the transition period.

7. Always Read List-of-Ingredient Labels. Although some products might be obvious to avoid, other products can be deceivingly filled with gluten. Many candies, chips, sauces, and processed meats contain gluten. Carefully read the lists of ingredients before purchasing products.

8. Beware of Cross-Contamination. Depending on how sensitive you are to gluten, paying attention to cross-contamination warnings might also be needful. Often packages will notify if gluten products have also been manufactured in the same facility as the products you are intending to purchase.

9. Ask for Help from Someone Who Knows. If you run into any problems or bouts of confusion at a store, simply ask for assistance. Some markets will obviously be less equipped to handle questions concerning gluten, but many places can give you specialized service–but you have to ask.

When You Get Home: Staying Encouraged, Even When You Slip

10. If You Falter, Get Back Up Where You Fell and Move Forward. If you end up purchasing and eating a bit of gluten, whether accidentally or intentionally, don’t dwell on it. Realize the slip, commit to do better, and move on. Don’t get discouraged because you’re not perfect. Continue forward, doing better today than you did yesterday, and receive the health benefits awaiting you from keeping a gluten-free diet.

10 Tips for Getting Hair with Lots of Volume and Body

Big hair is a big trend among celebrities. Unlike celebrities, most people are not fortunate enough to have their own personal hair stylists come to their house every morning or every time you’re about to go out to a party and make their hair look amazing. Hair with lots of volume and body is very popular, but it can be a tough look to achieve by yourself. There are many different looks that can be created out of full volume hair, but the trick is getting that volume in the first place. If you find yourself having a little trouble, try these tricks.

Tease your hair. A lot of people have stopped doing this because huge eighties hair is not “in” anymore, but they key to getting lots of body in your hair is to not go overboard with the teasing. Tease your hair at the roots only to give your hair lots of volume and height at the crown.

When you are teasing, put some hairspray on the brush you are using so that your hair will keep the volume it gets from the teasing.

When you are blow drying your hair, aim your blow dryer at the roots of your hair. If your blow dryer has a nozzle, or you can add one to your blow dryer, it works even better. As you are blow drying your hair, use a round brush and blow dry your hair upwards to get more volume at the crown.

Blow dry your roots first. A lot of people do this already, but they key to getting volume is to push up your roots when they are dry and then move on to the rest of your hair.

Buy a clarifying shampoo. This will not actually give your hair volume, but it will help to get rid of anything that could way your hair down and make it harder for you to give your head volume. Also make sure to stay away from products that have silicone in them because these products will actually flatten out your hair.

If you have time the night before, curl your hair and pin those curls to your head using bobby pins. To get lots of volume in your hair, sleep in those curls until the next morning, then take them out and shake your head to loosen the curls. If you don’t have time for all the time curling and pinning your hair takes, sleep with your hair in a ponytail. When you take the ponytail out in the morning, you should have hair full of volume.

Use volumizing shampoo, mousse, hair spray, and any other hair product. This may seem like an obvious one, but there are a lot of people who don’t believe that these products actually give your hair volume so they don’t buy them.
